A house can be breathtaking and have everything a buyer is looking for. But what makes potential buyers want to view a property doesn’t always come down to amenities and features. It comes down to visuals — whether they can picture themselves living in a house, and how that house, in their mind’s eye, makes them feel.

The goal of real estate photography is to inspire home buyers to fall in love with a property before they ever see it in person. USING TONE TO CREATE A FEELING OF WARMTH

An image that sells a home has to evoke the right emotions, immediately producing a cozy feeling of warmth right on the page or screen.

Our secret to igniting a spark in a buyer comes down to one key element: tone. By “shooting warm” we’re able to bring out natural yellow and red tones, which inspire a feeling of warmth and hominess. Getting that tone right is essential, and it means doing things a bit differently than our peers.

For instance, unlike most real estate photographers, we don’t use flash photography. Although flash photography can render a crisp image and brighten a shot, the end result is an image that feels “cold”. The effect turns off potential buyers, even if they can’t pinpoint why they don’t like the look of a home.

ACHIEVING LUMINOSITY WITH HDR

Another technique we use to improve the tone and overall luminosity of a photo is high dynamic range imaging. While the process takes longer and requires a bit more effort, we find the end result much more interesting to the eye. And more importantly, HDR photos inspire that feeling of warmth every home buyer is looking for.

With HDR, an image is created by combining a set of identical photos shot at different exposures. In effect, one image of a home is actually a composite of three or more images. The result is a photo with a broader tonal range, which enhances that warm “home sweet home” feeling in an image — and in potential buyers.
